Sherbrooke & the Eastern Townships

Most roofs here do not die of rain

They die of heat and moisture trapped in an attic that does not breathe — which cooks the shingle from below in summer and builds the ice dams in winter. It is the cause almost nobody inspects.

A Quebec house with a freshly finished shingle roof
Winter signal Ice at the roof edge It is heat escaping from your ceiling that melts the snow, not the sun. Heat cables treat the symptom every winter.
Attic signal Frost on the nails Warm humid house air is reaching the attic and condensing on the cold deck. It rots the wood from underneath.
Ceiling signal A stain that comes back The leak is rarely above it. Water travels along the framing first, sometimes several metres, before it drops.

How we work

A 30-year warranty does not last 30 years here

Warranties are calculated under standardized conditions. The Townships run through far more freeze-thaw cycles than that assumes. Twenty to twenty-five years is the realistic number — and fifteen if the attic is poorly ventilated.

  • Inspection with dated photos before the price
  • Attic checked, ventilation calculated
  • Tear-off findings priced in advance as scenarios
  • Flashings replaced rather than reused
  • An estimate of years remaining, in writing

Including the one where we said wait

Three quotes, one that mentioned attic ventilation. It was theirs, and it was the cause of the ice dams I had been blaming on the gutters for six years.

The ceiling stain was in the bedroom, the leak was six feet away in a valley. They found it before repairing instead of sealing at random like the last guy.

They refused to install metal without snow guards above the entrance. It added to the price and they explained why. The next winter I understood, watching a sheet come down at my neighbour's.

At tear-off they found a second layer of shingles and rotten decking. The price went up. It was written in the quote in advance as a possible scenario, but it is still an unpleasant surprise.

Heritage house, five slopes, three dormers. They took two hours inspecting before quoting and the photo report showed exactly where the problems were.

They told me my roof had six or seven years left and that replacing now would be premature. They came back to do maintenance two years later. It is the first time a roofer told me to wait.

Ask how many years are left

The inspection includes the attic, comes with dated photos, and states an estimate of years remaining — not just whether it leaks today.
